What would you do with the money if you sold?
Do you need the money? Would be buying another property?
If you were putting and leaving the money in your bank account, I think your best option would be to keep that property.

But you should ask him why he needs a contract first. No one can reasonable expect a serious buyer to sign a contract for a big ticket item without conducting a first visit.

My guess is the agent doesn't think you are a serious buyer. Or maybe he already has someone lined up for the purchase and doesn't want to waste his time showing you propert and disturbing the tenants.
