Are you curious to know more about local investor "in-person" meetups here in Tucson?

Interested in hanging out with like-minded investors for networking & sharing ideas?

Have you ever played Robert & Kim Kiyosaki's CashFlow board game... or have you even heard about the game?

Whatever you situation, you are invited! Here is your monthly event post for the newest Tucson-based subgroup of AZREIA: the Arizona Real Estate Investor's Association. As we typically do, we will be meeting up at the Keller Williams Building near River/Campbell on the 2nd Saturday of the month to play a round of the game, and participate in general networking.

Pre-register here: via AZREIA's website

For more info on the subgroup, the board game itself, or to register for the meetup click here: AZREIA Event Page

There are two *slight* changes to highlight for this month's game meetup:

1) This will be the very first AZREIA meetup in the brand new Keller Williams building in the Cambric Corporate Center (formerly Joesler Village Shopping Center)! After a messy move-in process, the new space is much easier to find, has a lot more parking, has effective interior heating/cooling and is an all-around upgrade to our prior location. The location is across the street (south of River Rd, but still west of Campbell), and is the western-most building in the complex, just east of the post office.

2) While we generally meet up on the 2nd Saturday of the month (i.e. the Saturday after our New Investor Meetup and before the "Main" Monthly Meetup at TAR), I actually will be out of town the weekend of August 12th. For that reason only we are meeting up the weekend prior to our New Investor Subgroup meetup. This also serves as a "low tech" way to make sure the space will be ready for us the following week.

This is a very casual meetup: feel free to pop by if you are in town, even if it's a few minutes late. You can join in at any time, or simply stop by to network with a few like-minded folks while learning a rather surprising amount of information about how to read asset & income statements.

Greeting BP community... it's that time of the year again! If you are a rookie real estate investor based in Tucson, AZ and are unfamiliar with AZREIA: the Arizona Real Estate Investors Association... this is the perfect opportunity to join us for some amazing content on how to get start investing right here in the Old Pueblo.

This month we are returning to basics: why it makes sense to get started investing now (even in today's crazy housing market) and how to develop your investing niche (what you buy) and strategy (how you buy it). We will lay out an argument in favor of beginning your real estate investing journey no matter your goals or current skillset, as well as to overview several different strategies/ideas to get you started. Even if you're already decided on your investing strategy for 2023/24, I hope you will find this month's content accessible and motivating to go out and crush it.

I am also pleased to announce that this will be our first meetup at the brand new Keller Williams building in the Cambric Corporate Center (formerly Joesler Village Shopping Center)! After a messy move-in process, the new space is much easier to find, has a lot more parking, has effective interior heating/cooling and is an all-around upgrade to our prior location. The location is across the street (south of River Rd, but still west of Campbell), and is the western-most building in the complex, just east of the post office. And, as usual, we will be simulcasting the content via Zoom for those of you who choose to attend virtually. Please pre-register online to ensure you have the correct login information for the online link.

If you've ever want to get started investing in Tucson but "don't know what you don't know", or if you've looking for a mindset shift to shock you out of Analysis Paralysis, consider spending your evening with us: it'll change your life!

Greetings Tucson locals & investor-wannabes alike!

Over the last 6 months, the New Investor Subgroup of AZREIA has once again completed a "full curriculum" of how to get started investing in REI: those who have been attending have a much stronger foundation in how to find the deal, how to secure financing, how to run the numbers and write offers to purchase real estate. While education might not be your biggest limiter to getting started investing in Tucson, it may now be empowerment to take the next step or lack of a compelling vision as to where you want your investing to lead you in years to come.

If you find yourself in that camp, the June meetup of our group is not to be missed as we will again host our Local "Seasoned Investor Panel" (in person, or on Zoom). An investor who "has experience" is always something of a relative term, and to the newbie investor even having 2 or 3 successful deals done seems incredibly daunting. And so... if you aren't sure:

- how to scale your portfolio after doing your first deal

- what are the mistakes & lessons learned by other investors, so you know to avoid them in your own journey

- how local investors are able to make deals happen in the Tucson market, each using unique strategies in accordance with their own background & long-term goals

- how to network with other, more seasoned investors to increase your own skill set & create more opportunities

... we will be packing the Keller Williams training room with 3 inspiring and experienced local investors to answer all of those questions and more!

AZREIA will welcome

1) Ximing Feng: Real Estate Agent w/ ExP, House Hacker & self-manager

2) Eric Zientarski: Local Investor specializing in the "Burley Model" (enter using private money, exit via lease option), and

3) Jonathan Haas: Loan Officer - turned - Licensed Agent w/ Keller Williams, specializing in Fix & Flip

Each will discuss how they got started investing in Tucson, AZ, which real estate strategies they have seen the most success with, and practical, hard-won advice on how to safely & intelligently buy your first (or next) deal

Pre-Register here: registration link through AZREIA

As we always do, we will be getting together on the first Monday of the month at the Keller William Building near River/Campbell to talk real estate and learn from one another. The meeting officially runs from 6:00-8:00pm, but folks are encouraged to come earlier or stay later for networking and to share recent success stories.

See you there!

It's announcement time: Tucson, AZ now has its own regular monthly CashFlow board game meetup!

Not familiar with CashFlow? Picture a scaled down version of Monopoly (minus the anti-capitalist overtones) combined with the Game of Life, and that should give you a pretty good idea. As with Monopoly, players seek to earn income to purchase investment-grade assets in an attempt to earn enough Passive Income to escape the Rat Race. The game literally "trains your brain to see money" in everyday opportunities to purchase real estate, stocks and business opportunities.

Despite its daunting nature, once you get the hang of the Income Statement each player uses to keep score the game is a massive teaching tool for investors of all education levels. This is also a more informal meetup, better suited for general networking with other like-minded businesspeople and gain experience negotiating real estate transactions.

You can sign up for the in-person meetup here, via AZREIA's main website

If you would like to play the free, online version of the game, you can do so via the Rich Dad website.

As we do for our New Investor Meetups, we will be meeting at the Keller Williams Building near River/Campbell. It will likely take a few months to gain traction on the best day/time to host the meetup, the first iteration is scheduled for Saturday, May 13th from 10:00am-12:00pm. I will provide the game board, strategic insight and (probably) even a carafe of coffee if I plan ahead effectively.

Hope to have some solid local BP representation to help get this group off the ground. Spread the word!

Greetings BP Universe!

It's that time again: time to get you all the need-to-knows about our next upcoming meeting of the New Investor Subgroup of AZREIA in Tucson. Having spent the last few months discussing how to identify and then analyze potential deals in your investor "buy box", we now come to the next critical step in your journey to your first (or next) investment deal: the process of negotiating the Purchase Contract and conducting due diligence.

AZREIA business partner and long-time investor-friendly escrow officer extraordinaire Barbi Stewart with Fidelity Nat'l Title will again join us for our May meetup to discuss the Purchase Contract. Barbi will highlight critical terms and conditions in the standard AAR Purchase Contract, using the 10-page document to discuss & clarify several clauses you should consider adding to your own contract to purchase, or to be aware of in the event you find yourself selling an asset on the open market.

The second portion of the evening will dive deeper into the all too critical due diligence period. Truly where the investor "rubber meets the road", we will overview the process and goals of the typical due diligence period for residential real estate transactions and negotiation towards closing the deal. Our topic will focus on what inspection(s) and research is typically done after opening escrow, ways a standard investor-buyer in Arizona can back out of the contract penalty-free, as well as the key contractor partners you'll need to get it done.

Hello again BP Universe. I missed my normal posting routine and am just now getting around to your updated invite for next month's New Investor Subgroup of AZREIA in Tucson... so let me get right to it:

Topic #1 this month will be will be "How to Analyze Deals on Fix & Flip Properties," where we will discuss common strategies and considerations when analyzing value-add deals. From the most basic framework like the 70% Rule and the Three Levels of Rehab, all the way down to recommendations and resources for scaling your portfolio over dozens of flips.

After analyzing a few deals as a group, Topic #2 will feature a guest speaker: my good friend Chad Casper with Pillar to Post Home Inspectors will be on hand once again to talk through what *not* to do when rehabbing a property. Drawing upon his day-to-day experiences as a local general property inspector, Chad will share the biggest red flags that blow up the budgets of the less experienced rehabbers... happening right here in Tucson!

As usual, if you're not able to attend in-person you can still sign up to catch the live stream via Zoom. Whichever works better for you: we hope to see you there!

Hello again BP Family... it's just about that time of the month again! If you consider yourself new to the world of real estate investing here in Tucson, or you would like a refresher on the pertinent math behind investing in real estate, feel free to take this as your personal invitation to join us in March for the New Investor Subgroup of AZREIA in Tucson.

Having completely covered the foundation of your investing journey (niche/strategy, financing & how to find deals) we now turn our attention to the most actionable part of real estate: how to analyze deals on Buy & Hold properties.

March's meetup will dive deep into key financial metrics like cap rates, cash flow and price-to-rent ratio, as well as the economic underpinnings of each to help explain why many successful B&H investors end up being spreadsheet wizards. While the raw ROI metrics are helpful in deciding how to best focus your attention as an investor, this meeting will also be packed full of actionable tips and time-tested wisdom to get your REI goals off the ground and hurtling forward.

Pre-Register here: registration link through AZREIA

The in-person portion will be held at the Keller Williams building near River/Campbell. As we always do, we will begin promptly at 6:00pm & run until somewhere in the 7:30-8:00pm timeframe. There will also be a virtual streaming of the meetup via Zoom, so if you'd prefer to stay home you may feel encouraged to dial in.

See you at the meeting!
