I've got one property in Decatur, and I'm fed up with my property management company. I'm sick of junk fees, and unresponsive managers. My place is now vacant, and I need it leased up. Can anyone recommend someone?

I'm interested in advertising it as a lease purchase as well.

3 bed 2 bath, newly rehabbed.

I have 3 investment properties, and I'm looking to pick up a 4th. Does anyone know of a lender that is entertaining piggyback loans on non-owner-occupied properties?

Thanks for the info. The debt yields apposed to DTI was an eye opener. Aside from the mortgages on my rental properties (which are now cash-flowing great), I have no debt. They just don't like the business losses I claimed on my 2012 tax returns due to rehabs, and vacancies from the rehabs. I guess if I could find a lender using Debt Yields, that would solve my problem.

I'm running into problems qualifying for as much as I would like. This is due to my income not coming in as high as it should due to one-time expenses (for a rehab) showing up as business losses on my tax returns. I'm looking for a more dynamic lender who can help me get the loan amount high enough to purchase something worthwhile.

Purchasing a multi (under 5 units) in Brooklyn, NY. Desired Max loan amount of $722,500 (what I believe the max is for the area). I want to utilize my VA loan with zero down.

Also, what are you doing out there in Vegas? Are you rehabbing these rentals, or are you buying them turnkey? It has to be hard to get them rented with all that inventory.
