Hey! Sorry for not seeing this sooner. I did end up leaving after find egregious oversights, mismanagement and neglect. I’ve been with Advantage property management, and they’ve been amazing.
I hope you were able to get out as well.

I've got a property in Cordova I purchased in 2014, and it had a 17 year old furnace at the time.  I got a home warranty in case it went out, and in 2015 and it eventually did.  They covered the replacement, and I thought I was in the clear so I ended the home warranty.  This week, I just got a call from my PM saying my furnace is broken and is 22 years old.  After a bit of confusion, I found this property has a furnace for each level, even though the house is under 3000 square feet.  Anyway, here's the quote my property manager got:

3.0T Down Flow 80% gas Furnace
3.0T coil 410a coil
3.0 T 14.3 Seer Condenser
New thermostat
Safety switch
Condensation pump
1 supply plenum
2 Solid return boxes
$7,315.00
This comes with a 10 year warranty on equipment and 1 year labor.

This seems way above what it needs to be.  I've asked her to get two more quotes, but I think I'm going to handle this since they seemed fine with this quote being so high.  

Does anyone have a reputable small company they can suggest, and is there a specific brand of furnace you prefer? This is pretty much the first one I've had go out, and the last one the home warranty company made the decision on.

@Greg Moore I’m basically considering it gambling. But it sure is fun. Got in around mid 2017, held through the massive dip, and I’m still up 100%. I guarantee a crypto currency of some sort will be mass-adopted in the future, but there is really nothing showing that it will be Bitcoin. So far, it’s just an interesting store of value, and the institutional investors starting to pile in are encouraging. But still, I feel like it’s like putting a hundy on black at the roulette wheel.

 I have an investment with Holdfolio.  Overall, it has been very disappointing.  Right now, they are not paying investors because they claim the portfolio hasn’t reached 100% occupancy.  All houses have been occupied, but one is being turned between tenants so this is how they say they haven’t reached 100%.  Given usual turnover rates, they will never reach 100%.  When I got into this investment, it was very clearly written that one could get out by selling their shares back to holdfolio or to another investor.  I tried to get out and was denied.

So, at this point, holdfolio is behaving like several other fraudulent investments that I’ve had the misfortune to be part of.

Scott, thanks for your input on this topic. I've got one investment with them and was looking to do another, but this is giving me great pause.  Has there been any progress since you posted last?  Did they eventually buy back your shares or refi you out?

Rehab is 90% done, but I couldn't get it finished before my loan was due and I can't wait for a retail buyer. ARV $300k. This property is located in Elmhurst, Chicago which has some of the best schools in the city.

Here's what's been done:

  • New kitchen
  • New bath
  • Interior and exterior paint
  • New roof
  • Refinished hardwood floors
  • Drywalled entire basement
  • Epoxy basement floors

What's left:

  • Grade back yard and seed
  • waterproofing of basement
