Andrew DeB To answer your question, yes, you probably could buy a third property with 5% down but just be ready to pay the price if you get caught with your fraud. But, yes, you can do it.

Mary Ann Casey I quite like Venmo for a lot of different reasons. You gave a fairly good run down of it. They make money because a lot of people don't immediately move money from he app into their bank accounts. Venmo basically takes that money and more or less collects interest on it while you have it sitting with them. I personally only have a $10 balance with them, but that is still $10 that they can have control of that I can't spend from my bank account. I like that you can choose to deposit it into your account at any time and that a tenant can pay you immediately from anywhere.

I am curious to see how other people pay Project Managers. This person could be similar to a GC but more or less, someone that meets with and selects subs, keeps crews on track and finishing work correctly and on time. I would like to see what various options are out there.

I think you might find Podcast 109 very helpful. They talk with attorney Scott Smith and he has a lot of very good information regarding this topic. He is a asset protection lawyer and could give you a lot of good points that you could talk to your attorney about.

I have been working for a family as their project manager for their fix and flips and have been looking to branch out a little more and do some deals with other investors. These books are a wealth of knowledge and have completely changed how I do fix and flips!  I used to think I was doing pretty good with the projects I worked on, but J Scott's books have shown me how to revitalize my business and have helped me become more successful than I ever would have thought was possible!  Can't wait to see what the future continues to hold!
