we are replacing the water supply lines with pex through a 1200sqft house. 1 bath, 1 kitchen, 1 laundry room 2 outside hose bibs. We already bought materials and it was about $350 for all of it. interior walls are all open.

I got a quote from a plumbing company here in town and they said $100/hr per guy. Usually 2 guys on site. 1-2 days. So we are talking about 1600-3200. I am in Oregon, close to Portland.

I believe the job is pretty straight forward and simple so I am leaning towards hiring a handyman.

What hourly rate have you paid for a similar job?

That sounds like a good idea.

A lot of the current windows are pretty tall...(76").

Would you replace them with more standard size windows?

That would mean reframing which doesn't seem like too big of deal.

I also do most of my own work.

working on our first BRRRR project and this could be a good time to replace plumbing. This is 100 yr old house. The supply pipes seem to be galvanized steel and drain seems to be PVC. Should we just replace the supply lines with pex? I dont think it would cost that much since pipes will be relatively easy to get to.

I'de like to hear your thoughts.

This will be a rental.

It already has a sliding glass door on the left over there. Any other options? I was thinking just replace them. They are pretty large ( tall ones are 33x77").

Working on our first rehab project. We have this wall with various windows of different sizes. Should we just replace the windows or should we make them all same size which require some reframing?

We need to get appliances for our new investment property. Do you buy brand new appliances or buy used? what are pros and cons in your opinion? is stainless steel worth the cost?

We found a house we like as rental property.

We could make an offer using conventional financing or should we wait to use HELOC and then refinance, essentially using the BRRR method.

If we waited and did the BRRR method, we could have a profit producing asset (about $170/month) without having any of our own money in the game after the refinance.

If we proceed now we would have to use conventional financing which we would have to use our cash for down payment and rehab costs. There would be little more cash flow but the COC returns would be much lower. Also, making an "all cash" offer with less contingencies would make it a stronger offer therefore potentially getting the place for less.

Any advice is greatly appreciated.

from what I have read, you get the property under contract and then during your due diligence period you start getting contractors in for bids and what not. If the numbers make sense proceed with the deal, if numbers dont make sense, back out of deal.
