Hi Jack,

Yes, I'm working with a local realtor there who's been looking and advising me with some of the local issues there regarding REI. I'm in contract to acquire 2 small units to start with. The potential for appreciation seems slim but if you can find a good deal that cash flows, it might worth it.

Has anyone bought in Reading PA or any class "c" neighborhood? what are some of the challenges you had to face? would you advice it to a beginner with modest experience like myself?

hi guys, it's a nine units in Fl. I used the numbers I was given and plug them into an app I downloaded. Although the deal seems good, I'm a little concerned with the negative ROI when everything else is a slam dunk. I'll go back and use the BP/analysis instead.

I'm using different analysis tools to calculate my potential first deal. The property's Comps about $1 million and I'm getting it for $7.5 m. All the other numbers look great but the ROI is -7.3%. Is that normal. I'm getting a 9 units with a &9,000 monthly rent roll.
