@Vicky Covarrubias Yellow letters are used to find off-market deals. A buyer gets a list of people who might be motivated to sell their properties (in this forum thread, he's targeting people who may have inherited property they don't want), and sends them a letter offering to help deal with their problem (by buying their property). It's specifically called a yellow letter because, well, see the definition a couple posts above from @Jessica Gourdine.

nwreia is pretty good - google them, you can see their meeting schedule online. The officers are excellent people to talk to/get advice from. They have meetings all around the pdx metro area.

A quick suggestion: attend your local NWREIA club (google NWREIA and it'll pop right up), begin making friends. If someone takes a liking to you, he/she might be willing to take more of a mentorship role.

Welcome Ben! I hear you on having to decide between what you can do and should do - I work with general contractor, and we regularly have to pick between when to do it ourselves and when to call in a sub.
