You are a little late to the game in repairs from the big storm. Ideally, you'd want to repair flood damages as soon as possible, elsewise mold sets in and you have yourself one heck of a problem.

I must agree with Hank Wu, that you shouldn't care too much where the money comes from, however if  you know the money is illegal and you don't say anything, you could be legally liable. Anyone here a lawyer?

Avoid those pesky building permits and red tape. the Government is just trying to nickel and dime your seed capital away from you. 

*Kidding!

Cut costs where reasonable and pick up a side hustle. Make sure you have the services of a quality foreman and construction team.

Have you tried putting your seed capital into high interest savings accounts? How many years are you planning ahead, how quickly do you want this capital to grow?

I had invested in the Nevada market a few years ago, but it was both arduous and difficult. In my personal opinion, this was not a great market for my seed capital.

I believe this is largely dependent on the lawyer you use. Some are merely just better than others at clearing the transaction.

I understand swimming pools are usually not a big payoff improvement, however a colleague I greatly respect speaks mountains of them. Is this something I should put some of my seed capital toward on my current flip? The site is right for a swimming pool in the back yard. What are some things to consider when trying to maximize return from an in ground pool?
