Hi,

I have seen a lot of assignment contracts but I don't know which is the right one. As a wholesaler in the northern VA I want to protect my contract from being screwed over by other wholesalers or cash buyers that might go ahead and take the house themselves. So what contract is the right one that has all the correct sayings and words so nobody can take advantage of it?

Hey guys, I got a question, do title companies take care of the mortgage left on a house or does the owner have to pay it even though they are going to sell the house?

Hi, I'm fairly new to the real estate business and I love the idea of wholesaling. I am familiar with everything besides the closing part which is in my opinion, the most important part. So, what is the process of after you close a deal, like the contracts and all that. Can someone please walk me through everything that happens during this part?

Hi, I'm new to the real estate business and I have a question in regards to wholesaling. So, let's say I close a deal with the seller on a mutual agreement of a price and everything; what do I do after? Like where do I get the paperwork and all that to make it official so my name is under the property. And after that how do I transfer it a local buyer?

@Marie Fries I'm in Virginia, and yea I think I'm just going to stick to investing for now until I gain some more experience so then I know if I want to get my license or investing is enough. Thank you
