a good tenant is one who can and will pay their rent and can prove it with references. 

be careful of the tenant that shows up with a fist full of cash and wants to move in today and they are have a U Haul attached to their car and 5 kids are bouncing off the wall in your newly painted apartment, their car looks like a dumpster and they are vague about the telephone numbers of their last two landlords. 

Don't believe the reference of their present landlord, always inspect where they live (just by without an appointment) and get references, relatives and friends, make sure that their drivers lic corresponds with the address on their application, check public record to see if the owner of the property is really their landlord.

You are better off with a vacancy that a bad tenant!

never take a check for their Security deposit or first month's rent.

Have fun, this is a great business - a good tenant is a good customer- treat them like a customer - with respect.

if there red flags, there may be a reason, drive the area after dark; but be careful!

ask yourself - if you buy it today, how much more could you sell it for tomorrow? 

if you don't like the answer - find something else.

you need to control real if you're going to profit in this business. I like in and out - SHOW ME THE PROFIT without lots of stress.

welcome to the wonderful world of making money in Baltimore real estate, I am 77 years old and started investing in houses when I got out of the Army in 1962 at age 20, well I should say that I started taking real estate courses, most of them were rip offs, but I learned some valuable lessons, like "Don't put a label on yourself, like "Wholesaler, flipper" etc. just be yourself. After going through "Trial and Terror for years, I decided to follow the pros and stop taking stupid courses, I went to auctions, developed cash partners and most importantly developed a system of how to control real estate using skinny contracts with full profit disclosures. I guess you could say that I got lucky and invented this simple system of "assignments", I also discovered the magic of networking and created a Meet-UP for like minded people to share ideas and control systems like Control and Roll. I became a real estate auctioneer, (what a great way to flip properties)

Not sure what you are trying to accomplish - do you understand all the details of BRRRR? YOU may be trying to accomplishing too much too fast or that system is not right for you. I would assume you want to make money fast - if that is the case, you may want to cut out some of the gimmicks of real estate and get down to the basics. I like to Control and Roll using the auction method of marketing for fast assignments. Usually if all goes well - the pay-day (equity) is accomplished within 7 weeks, all without lenders, rehab or credit.

At 77 years old, I don't have time to be in the gimmick real estate investing, I want my profit now and as quick as I can get it.

talk to your tenant - tenants are your customers. you are better off with a good tenant paying less than market or having a vacancy. i have tenants i have not seen in 10 years.

take good care of your customers - money will come to you in abundance if you take care of people.

i don't know who he is - hope you did not get ripped. i own and mange my owe 80 properties, at 77 years old, I've made all the mistakes possible.

learn to manage your own properties - you will make some mistakes, but it's worth it. some management companies will rip you off real good. you don't need to pay them for what you can do. glad to talk to you. call  me - no charge - no up- sell. i own and manage over 80 buildings, houses and commercial.
