Post: Converting from baseboard heat to central heat

I'm looking at a SFH that's owned by the Secretary of Veterans Affairs. It has baseboard heat and central AC. Approx. how much would it cost to convert to central heating and how much of a pain is it? The house is approx 1300 sq ft single level

Post: Too Crazy For a First Deal???

I found an end unit town home, that is in need of a total rehab (it just hit the market this week). It had a pipe burst (already repaired, so they say) in the 2nd floor bathroom and there is mold, more than likely black mold throughout.

It has already been stripped down to the subfloor and studs on the walls & ceilings. (thanks for reducing my demo costs). It is a bank owned property, asking 50k. I estimate 45,000 to bring it back to life. Houses on the same block have been selling for 155-165k in the last year. Taxes are 1600 a year and no HOA. This would be an all cash deal, thinking of offering 40k and seeing what the bank says.

My other half thinks its too big of a project to take on for our first flip. I'm all for it. Any suggestions/tips to get her onboard? Has anyone else done a full gut on their first deal?

Just remember, buying to flip and buying to hold/rent are two verrrry different things. So make sure you understand ahead of time what kind of time/money/effort investment you want to make and what will fit your goals best. I wrote an article that generalizes some ideas. Maybe it can help some-

Hi everyone,

I'm Robert, originally from Philadelphia. I served 5 years in the Marine Corps, once I got out I moved to Delaware and completed 2 Master degrees in Financial Management and International Business Manager. I work for a Fortune 500 company and its boring.

I've been thinking and talking about getting into REI for a while and I'm at the point where I'm tired of talking and dreaming and ready to get into it. 2014 is my year!

I'm thinking of getting into either buy-->flip or buy->rent. Since finding this site, I've gotten an INFORMATION OVERLOAD and appreciate it. Look forward to learning more. Thanks in advance
