Great discussions and ideas in this thread. Thank you @Allyssa McCleery ! As far as a location, we used to meet at a Denny's in Charlotte right off of 77 on Tyvola road. It has since shut down, so we would need to find a new venue @Scott Morongell . Thanks for the info @Jason E. Smith. The apartment association is a great place to look for syndicators!

Hey all, I did run a multifamily group with a relatively active member base for about a year, but had to stop organizing it due to work picking up. Hey all flippers out there. My friend and I have purchased our first flip property and we were thinking about using one of the self install security systems and cameras to secure the property during the rehab. We specifically have chosen the IRIS system from Lowe's. It needs an active internet connection to function properly. I was wondering if you guys had any experience dealing with ISP's and working out custom deals? Most of the basic plans they offer require a 12 month contract, or early termination fee (high enough that it would not be economical to do for multiple houses a year). I thought about using an old cellphone as a hot-spot, but would prefer a more reliable hardwired internet solution, as it is for the security system. Any ideas? Thanks!

@Jason Yarusi Fascinating insight. Can you possibly give me an idea how much of a discount you typically apply to a flood zone rehab when you go to sell it? Also, assuming you hire someone to lift the house up to become FEMA compliant, what ballpark can one expect to pay for this? I know it varies with size, but just a rough ballpark for a 1000 sqft house. Thanks!

Here in Charlotte we are seeing the mania big time. Any multifamily properties (10 units and under) here are so rare on MLS. And when they do come around, they typically go for 5%-10% over asking with subpar cashflow. Not sure who is buying these properties or how they plan to make money, but it's crazy here anyway.
