Synopsis:
I'm American, living overseas for >20 yrs. Wanting to invest in the USA now. I've got enough money I think to get 2 decent properties. 
I will 100% use a property mgmt company to manage the properties - so ANYWHERE where my YIELD is best IS BEST! :-D

Thoughts?

check the SUPERFUND CLEAN UP database 

she'd PAY for someone to take them if there is some sort of toxic hazard on the property

I recall a long time (20 yrs?) ago reading a book about rentals, and how most states have made it illegal to charge a 'late payment penalty' on tenants that pay late .... 

And that the author recommended saying something like
RENT = 1300
EARLY PAYMENT DISCOUNT = 300

EARLY PAYMENT MEANS 15 DAYS before rent is due.

There for, if the tenant routinely pays the rent 15 days prior to its due date, then they get a discount ....

The other upsides are that the SECURITY DEPOSIT and LAST MONTHS rents quantity is higher.

Is anyone doing this? How many days earlier?

I am American (www.gg.gg/PAFresume is me) live in China, and am looking at buying several pieces of property in the USA.

BACKGROUND:
I was thinking CT (my mom is there) but she's too old to help take care of anything I buy... so I'll end up with a property management company handling them.

So as I'm in NH taking 6 kids to summer camp (www.FairfieldTrips.org) at the moment, I found a great thread here - which is how I found this website -https://www.biggerpockets.com/forums/86/topics/166452-new-hampshire-areas-for-buy-and-hold#


I want to buy up to a 4 unit MF home maybe 5-15% on it ....

Then I'll buy an investment property on a mortgage ... I have about $300,000 for that, and I plan on considering anything from 300k - 1 M.

I am 100% focused on CAP rate, and long term buy and hold. . . I'm hoping to get another $7000 per month passive interest so I can retire, so these properties might not get that much - but would be a healthy contributor to it.

I want to buy them relatively close to each other so that I can have more leverage with the Property Mgmt company I'll hire to manage them.

I would be happy to do long-term tenants OR AirBnB .... I have a friend in Conway NH that rents out her townhouse ($125k purchase price) on AirBnB with crazy numbers (rents it about 140 days a year at $200 a night, and after property taxes ($2500, and HOA fees of $250/mo) has NOI of $20,000, a CAP rate of > 15%)

THE MID TERM GOAL:
Once I've purchased the two properties, and have some factual data on them, I plan on going to my network in China and getting investors in properties in the USA. That will allow me to:
- open a RE Agency to buy said properties for clients
- open a Property Management company to manage said properties
- open a Handyman company to handle changes, improvements for said properties

So if you're interested, connect with me. I'm going to build a team in the area I invest in.

- open a RE Agency to buy said properties for clients
- open a Property Management company to manage said properties
- open a Handyman company to handle changes, improvements for said properties

What a great thread. Exactly what I am interested in.

My family has a long term connection to NH ... Here's some background and a request for an update on comments.

I qualify for the "First Home Buyer's" government program - so I can buy up to a 4 unit MF home with it, and only put down 5 percent .... and pay off the large mortgage.

Then virtually immediately, I will buy an investment property on a mortgage ... I have about $300,000 for that, and I plan on considering anything from 300k - 1 M
