@Boe Dillard remember that contractors can get better pricing typically. You will need to nail down your labor costs for the actual construction as well, and include costs for nails, glue, saw blades, etc.

Also, assume a 10-20% gc markup and project management costs.

Look at CSI codes to track your construction materials / labor divisions, as this is the industry standard

@Robert Arquilla having a 13 car garage will actually lower the per sq ft cost, as garages are pretty cheap to build vs other parts of a house

@Austin Hefner if the subfloor is in good shape and you have access to the joists below, I would just install joists between the existing ones, giving you joists 12”oc. Use a good subfloor adhesive and screws. The other option is to add a second layer of 3/4” t&g cdx ply on top of the subfloor if you have the ability to maintain critical heights with your subfloor (you can always undercut doors and use transition strips if needed). Once again use a good subfloor adhesive and screws to do this. If you want to level the floor and are putting the second layer of plywood down, you can use the subfloor adhesive as a ‘liquid shim’ by letting the adhesive dry between the existing and new subfloor before screwing things tight

@Matthew Forrest pre-fab house costs very rarely include foundation, site prep, and utilities in the advertised costs, which puts prefab above stick built in terms of cost. (If pre-fab were cheaper all buildings would be built that way)

@Sue K. Those mobile houses are glorified campers. Once you do the site development work and run the necessary utilities to make them the equivalent to a site built ADU, the overall cost will exceed that of the ADU
