2 months = 120%
3 months = 80%
4 months = 60%

Exactly, every deal my company does needs to see a 50%+ annualized ROI and if approached by someone we knew and had experience with we would gladly lend then money under the proper circumstances.

Seems a little steep to me but as an investor with the right knowledge of everything I would step into that type of deal any day of the week.

Whenever we are taking anyone to court as the Plaintiff I instruct my attorneys to name every possible party. Let the judge/magistrate dictate who gets dismissed and who is liable. Whether it be foreclosure suit or anything of the sort our policy is to name anyone and everyone tied to the case in any way shape or form.

Not a good idea in FL @Bill Gulley Florida allows for very clean "quick" ways to clear title in Tax Deed sales and both statutes and case law wouldn't be on your side unless you either cleared title or used a GC Deed with FULL DISCLOSURE in regards to resale of a Tax Deed.

Mitsubishi ductless systems are great and not to bad on cost anymore. Thats what I would do if ductwork would be an issue, however duct work only takes about 12 inches.

There are many many many variables that go into clearing title on a tax deed. I purchase them for a completely different reason than most with no intention of selling for a very LONG time. However depending on the liens on the properties if any there are a few ways in which title can be cleaned up without filing a quiet title action. It really is to much for me to really want to type and talk through via a forum as so many different variables affect the route in which you take. If you would like feel free to message me your phone number and I will give you a call and talk through them with you to see if there is a way to clear title without having to go through the court system.

Most of the time you will not find any equity as there is regularly a second mortgage or something else along those lines that the foreclosure action will wipe. The people with equity are normally just walking away because they don't want to deal with anything including a cash investor. That is what we have seen from our experience with these situations.
