Normally when shipped it is on racks, the stores that ship it are operating on a major margin. Best cost is going to be buying the slabs and have a fabricator cut and install. 

There are a couple of online suppliers that are willing to ship, however the countertops being done that way are made in china and of terrible quality.

There are plenty of online processors, we do not accept credit cards on our rentals. However my buddies management company does and charges the fee to the tenant. Paypal as well as many other services have ways to email bills in which they can click through to pay the rent via credit/debit card.

Quicken has a program where they will maintain books on all of your properties and can also process credit cards for you. It keeps all properties accounting separate and works very well for a smaller land lord.

If I remember correctly from the last time we were buying in TX the right of redemption only applies to HOA Foreclosures and Tax Deed sales. I forget exactly how long it takes for title to be issued there, but if I remember correctly it is about two weeks. As with any foreclosure sale you need to make sure the property has clear title previous to the sale.

AS I ALWAYS SAY EITHER SPEND THE MONEY WITH AN ATTORNEY OR LEAVE THESE TYPE OF SALES TO THE PROFESSIONALS. 

People like myself spend countless dollars with attorneys to assure we know what we are doing in regards to the law, even though we do it on a daily basis. The laws in this aspect of the business are always changing and every state is completely different.

As everyone else has said consult a local foreclosure attorney, I am just going off what I remember as it has been awhile since we have bought in that state.

In Florida it's only $90.00 for the sheriff to serve the eviction, how much is it in Arizona?

Never done it, but if you aren't in a hurry go to lowes when they are running a 15% off special order windows. When the timing is right that is when we get our best prices on new windows.

Too heavy and risky to ship, if you are talking about natural quartzite or man made quartz they both must be shipped on a rack or they will break 9/10 times. Being as though you are located in CA check ebay and craigslist for a local company with them. If you want to come pick them up in FL I have plenty of slabs in trunk stock.

I was obviously kidding with regards to giving the neighbors any type of "weapon", however I was not kidding with regards to violating his tenant rights and kicking him out while he is away. As I said I would much rather be sued for violating tenant rights (especially give then background of the situation), than even take the risk of being sued for wrongful death. Either way it isn't a good situation, but given the circumstances I highly doubt he could even afford the cost of the suit. If he was able to somehow sue oh well I will chalk up my attorneys fees as a loss and stick my team on it.

If you are with FPL they won't touch, I have had this battle with them many times. Unfortunately the law is on their side and you just have to deal with it yourself (hire a licensed tree company).

If you are willing to pay the taxes and any maintenance (i.e. mowing) if any, I would highly suggest putting the parcel in a land trust and/or holding insurance on it to protect from liability. I title literally everything in land trusts with my company as the beneficiary so as to protect us from any liability in a lawsuit since we self insure.
