Looking at a two building deal in a rural college town in Tennessee. It is close to the hospital and University. Five-year lease home two of the three available spaces. Tenants required to handle all inside maintenance and outside is the responsibility of the homeowner. Owner also has property tax, insurance, and outdoor upkeep. $78k annual rent with ability to add $1500 a month for vacant space. Taxes and insurance run 10,000 a year.

I have a house that I have been rehabbing where the city is expanding to a four-lane road. The problem is they messed up my yard along with the city drains so water is being routed directly to the foundation. Any idea if I have a chance to go to the city for payment?

So the city is widening the roads by a house I own. They have put several large ruts in the yard and broke some drain pipes in the yard. Now water is being routed straight to the foundation and giving me great concern. Do I have any options to go to them for repayment?

I want to get into an option where the tenant is responsible for all repairs.  What do you recommend?  Located in Tennessee and ideally would offer owner financing, land contract or lease option.  I haven't done much research yet on what I options I have under current laws so hoping you can help!

My current rental insurance company only allows you to insure 8 properties before converting to a commercial account that costs more money. Any advice or recommendations on what others do for insurance when you have 9 or more properties?
