Post: Bathroom for each tenant when doing rent by the room?

On Furnished Finder I saw that prices are higher for a bedroom with an attached bathroom, so you can list them specifically like that and charge more for the attached bath. As Mason said, some people will be happy to have the cheaper room with a shared bath.

I have a house in Maryland that I just moved back into. My ex got to live in it for the last 3 years under the divorce terms. During that time she trashed it a bit. My realtor tells me once fixed up it will sell quickly because my area is starving for inventory. I got estimates on the fixup needed and am looking at $15-20k. Any suggestions on getting that much money when I already own the house and am living in it?  It's going on the market June 1 so I need to move on it.

From what it looks like now, they are saying that they will be removing all deductions except for mortgage interest. Am I reading that right? But as a business, your income would be reduced to 15%. I am still very unclear if this is good or bad for buy & hold or flipping.

I used to do basement waterproofing in Buffalo, NY. Here's a solution. Dig it down a minimum of 3 feet at the highest, and slope from there. Make sure the trench goes past the house and if it doesn't come out to ground-level naturally (ground sloping away from the house), then you will have to have it go to a pit that you dig down about 3 feet deeper than the drain pipe and about 4' x 4' wide. Fill this with stone up to 6" above drain pipe. If you find any foundation cracks, follow them down as far as they go or to the footer if need be. Tar the cracks and put plastic over followed by another layer of tar. Fill the hole back up to the 3ft slope level with dirt. Tar the wall from just below grade-level down about 18". Put plastic in a U-shape in the trench sticking the one side to the tar that is on the wall. Put your drain pipe in the plastic and fill the trench to 6" above the drain pipe with #2 stone. This will help the water to flow without clogging the pipe with dirt. Now fill back in with dirt, and put a nice mound up to 12" above grade and sloping away from the house. This will settle over the next month or so.

While my ex-wife was living in the home I recently got back she had 2 flood claims and a theft claim in 2014. That same year I had the window broken in my car and laptop stolen while in the city, with the insurance saying that goes against the home insurance vice the car insurance. After that my insurance company didn't allow me to renew, and no other insurance company would touch me (even the ones the insurance company told me would insure anyone). After a year with no insurance, the mortgage company finally put forced insurance on the house taking my monthly mortgage payment from $1600 to $2100.

One of the variables that caused the claims is gone (my ex-wife), and the other (old copper pipe) only has a couple more lines remaining. If I replace the rest of the copper, will it be possible to get insurance again or am I forever doomed?

I bought a house in 2009 before getting married. In Nov 2013 I separated from my wife and spent the next couple of years going through a nasty divorce while she lived in the house that I continued to pay for. In the divorce she was granted another year to live in the house while I continued to pay for it and was given the option to purchase the house by buying me out of the loan any time within that year. While indicating to me the entire time that she had a co-signer and would be buying it, she quietly moved out 3 weeks before the year was up. I found out about it because the neighbors found me on Facebook and messaged me to inform me that she moved out 2 weeks ago and left trash (including a toilet and mattress) all over the front and back lawn.  The house was pretty destroyed. I hired a team to haul away a truck and a half of junk, rotting food, and cat & dog mess from just about every room. It looked as though the house hadn't been cleaned since I left in 2013. Prior to her leaving she sold appliances, hardware from the cabinets, entire doors with the jams, and even the compressor to the car lift next to the garage.

We spent a month just cleaning the home to make it livable and I moved in. I owe about $250k. It will take about $5-7k to make it rent ready. It would take another $20-50k to sell it for $350-$370k. 

Questions: 

  1. Is it worth putting the money in to flip it?
  2. What options do I have for getting the $50k to fix it up since this is a house I already own, and it it's current state there isn't enough equity?

I just requested my 401k loan last night. Unfortunately for me I am needing to pull the funds for paying debts, but after that I will have about $10k left so I am thinking of using it on an investment property....a cheap one....like in my hometown of Buffalo.

For me it was straight forward. I didn't even have to specify what it was going to be used for, and it had the same terms as if I pulled a loan for a property. It said I should have a check in 3 business days.

Thanks all. Although I'm not the one that started this thread, it is one of the questions I had as well. Thanks @Account Closed for asking the question. For the record, I have never heard of any of these suggestions, but look forward to learning about them.
