@Hany Morsy- Definitely worth consulting a real estate attorney in your area to understand your options.  They would normally look at the whole chain of title and see where the defects are.  When I do quiet title actions in California, it's pretty common that there are people or entities that are no longer in existence, so we're not able to serve them with the lawsuit.  We end up publishing the lawsuit in the newspaper to provide them notice of it.  Again, it may work differently in your area, so consult an attorney in your area to understand your options.

do you know any attorney who does quiet title actions in california. please refer me

Hi, I have bought 2 properties at the tax sale in California ; I need to get a quiet title done so that I can insure them; please refer me to the lawyer or company who does the quiet title.

Quote from @Jay Hinrichs:

there is a title company in LA that specializes in title insurance for tax sales.. I would contact them. I doubt you need to do the QT in CA.. there is NO right of redemption in CA... there is only the right to set the sale aside if the party who lost it can prove that there was not adequate public notice. ( rare as hens teeth).

most title companys in CA will insure after 1 years time though.

do u know the name of the company, who does insurance of the tax sales properties?

Hi Shannon,

could you inform me the name of lawyers who does quiet title action in California because I have bought a properties at county tax sale and need the quiet title done before I could buy the title insurance? thank you for your advice.

could you pass the information of the quiet Title LAYWER because I need a help in California. so far I have talked to many lawyers who don't handle quiet TITLE ACTION; there was one who was looking for 15 K for it, that seem too much and out of my budget

please add me in the meet up group; I am new to this forum
