from what I'm seeing in a recent survey, available rentals are way down,

available properties for sale have increased slightly ,

multifamily building is down,

people are moving in droves from state to state

how are investors using this to their advantage?

Yes this is what I mean, so I was really wanting to focus my efforts on a particular class of folks that I could help out consistently and your answer makes sense.

Though, the tiny home movement is different and tends to attract a more younger and hip crowd.

Hope that helps!

This is interesting, thanks

That gives me some insight thanks.

I ask from a marketing standpoint.

the sfr market is so vast that it is saturated with every type of individual or group.

but so far as mobile homes its still catching on, at least I think so.

What have you all seen as the most likely oerson or groups to be interested in mobile homes?

Retirees, small just starting out families, industrial workers from out of state, veterans, minimalists, people fed up with city life? Just curious of others experiences!

After Repair Value is $101,000- $105,000

Your price is $67,000

Cash only deal, will be closing this december requires a cash buyer,

I can use transactional funding to close the front end of the deal. or a money partner would eliminate the need for transactional funding thus helping lower the cost of the deal better deal for both of us. Call me with any questions (803)760-7872

Hey there fellow big pocketers, I have got a deal under contract now I must come up with the funds to close.

This was a shortsale and now the bank is going through all the necessary paperwork, the seller has accepted my offer and I'm at the last step which is closing the deal out with cash funds. , please contact me if your a serious investor looking for a easy flip in the Irmo South  Carolina area or if your a serious individual with cash funds and would like to partner with me on a deal which is a great situation for someone who is not willing to do all the work and just wants to be included! Thanks for your interests

I'm also seeking advice on,

Would it be a good idea to get a fha loan and then just lease it out, then sell in a year or two?

Also are you all aware of the new laws on double closing property aka (trid, I think thats the abbr.) and what are the best ways to get around this?

a little on the property
