To answer your questions:

Total budget for kitchen = $7k
The room through the patio doors leads to an enclosed patio area
The room the photo is taken from is the dining area
To the right of the fridge is the backdoor leading to the backyard (the right side of the fridge is exposed)

You're right, I'm going to lose a lot of cabinet space if I lose the uppers. Would being more "open" seem like the way to go here? Or would having more cabinet space be more appealing?

Your wife makes a great observation and, in fact, there are windows immediately in front of the sink that look into the backyard.

Yes, getting rid of all the wood paneling and doing granite back splash. I also hadn't thought about the special order corner sink piece...hopefully it won't be too costly!

The problem is that the 220V is over by the fridge. The range, if you can see, is on the counter in the foreground.

If I were to replace the dated double oven with a modern one, and then replace the range, it would be quite a bit more expensive than just doing the range/oven combo in place of the double oven.

I'm open to suggestions, though.

The floor will likely be ceramic tile, but possibly hardwood since the rest of the main level will be hardwood as well.

Hey, BP peeps! I'm picking up a property and I'm trying to figure out the best way to redesign this kitchen. This is in a high-priced neighborhood with an ARV of ~$420k. I'm looking for an opinion on what to do and also feedback on my design thoughts.

My design thoughts:

- Granite counters
- Get rid of upper cabinets in the foreground completely
- Shorten the length of lower cabinets in the foreground, leave some of the granite counter "overhanging" for a little breakfast eating area (think tall stools)
- Get rid of 1970s double oven (next to white fridge) and replace with modern SS oven/glass range with SS overhead microwave and upper cabinet above microwave
- Ditch white fridge for modern SS fridge, have upper cabinets above fridge

My question is, do you think it's weird to have the fridge right net to the oven?

Colleen, yes, the basement is completely finished with two bedrooms and living space/theater room. I think it would add to the value of the house since, at least to me, it would be weird to have all that living area down there and not have a toilet.

I consider myself kind of an average Joe when it comes to looking at/buying retail houses. If I don't like it, most likely, a lot of other people won't like it either. I definitely want to put in a toilet if I pick up this house...just want to get an idea for budgeting purposes.

Hey, guys. I'm picking up a house with a finished basement. The basement is below the sewer line and only has a shower and a sink, no toilet. There is currently some sort of pump bringing the water from the shower/sink to the sewer line. I want to put in a toilet to make it a "real" bathroom as there is only one toilet in the house (on the main level).

Does anyone have any ballpark idea of how much it would cost to install a toilet and a grinder pump for the waste? I think something like this would do:

Alternatively, do you think it would be worth it to put a toilet in, or is my money better spent elsewhere in the house?

No worries! This is asset protection and there are several ways in which to get this accomplished. I still need to look into trusts, etc to really figure out how to be as well-protected as possible. Good luck to you, and if you figure out a better way, let us know!
