Post: How to Sell a Lease Option flip

Hi, everyone! I have a house that I acquired through a lease option. The owner knows that my intention is to fix it then sell it. I have a specific purchase price with the owner and am about to complete the rehab on the house and will be ready to list it on the market soon.

I've been talking through various options on how to structure the listing agreement with my realtor because I am not on the deed, but have a lease option agreement. The owner is 100% compliant on doing whatever I need to do to get it sold except for he does not want to be the one on the listing agreement (he doesn't want to be held liable for any of the work that my team and I did).

What are my options to get this house on the market? Thanks in advance!

Do any of the Denver BP members have a good recommendation on landscapers in Denver? I have a project in Wheat Ridge and wanted to get some quotes.

I'm also looking to repair asphalt -- spruce it up a bit just to make it look nicer. Anyone know of a good contractor?

There are several Winchell's Donut Houses in the area. I passed one in Wheat Ridge on Kipling south of the 70...they're JUST as delicious and you don't have to wait in line ;)

Hey, everyone! I'm considering buying a Pennymac home to fix and flip. I've never bought a Pennymac home before. Are there any "gotchas" that I need to consider? My end goal would be to rehab and sell as quickly as possible.

@Account Closed I don't think it's asking too much. It's your money and you're the one managing it. It's hard to manage the financials of any project where it's simply a "black box" (i.e. you put money into the black box and out comes something on the other side).

Since I'm a project manager by trade (in IT, not construction), then I tend to do my own project plan as shown in this PDF (http://www.fileswap.com/dl/Y0pnvHtHym/). I have my prices set for material based on what I can get it in Denver so take the pricing with a grain of salt for Pennsylvania.

This is actually for a project for a house I'm closing on this Wednesday so please don't pay attention to the duration of each task. I haven't put those in yet.

So I took this and stripped the costs and gave it to my contractor who gave me his quote for a price. I asked him to break it down by milestone (not necessarily cost per task as shown in the project plan). I do expect him to tell me what the kitchen will cost, what the living room will cost, etc. I want to know he's doing his due diligence like I am and not just giving me a random number off the top of his head.

my friend runs a roofing company and she says she uses google earth (the actual desktop program) to do all her estimating/quotes from the office. She measures the surface area and gives a certain percentage extra based on the pitch. Something like 10% for normal pitch and it goes up from there. Then you can call roofing companies and ask for an estimate based on how many squares your roof is (and the characteristics).

I haven't checked the voltage on the cooktop. But you're probably right, it's probably 220V.

With that being the case, that scenario wouldn't be that bad although.

Post: Newbie from Colorado Springs investing in Pueblo

Hey, Michael! I used to be stationed at Peterson a few years ago and still occasionally visit the Springs. I'm in Parker now and have bought and held on to a few properties in the Denver Metro area.

My most recent purchases were two condos in the same complex where I already own two other condos. The most recent condos are owner financed at 15 years with 20% down. These are $30k-$40k units but are renting at $850/month due to them being in the Cherry Creek school district. With a $200 HOA and debt service, I'm cash flow positive about $200 so it works for me.

I'm also doing a couple of fix and flip projects, one in Wheat Ridge and another under contract in Aurora (closing in a couple of weeks).

What are you guys doing down in Pueblo?

The budget constraint is definitely hindering where I can put these appliances. The suggestion about a freestanding, all-in-one oven is great, but the dilemma would be having to move the 220V from where the double oven is to the peninsula where the existing range is.

@Ciera L. good idea about an island. I didn't consider that, but that would be good use of the space if I were to get rid of the whole "peninsula" to open up the space.
