Hello Investors!

Here in CA when you buy a property, the property tax will be a % of the sales price. With this being said, If i were to buy a commercial property with a NNN leases, can I immediately increase the share of the property tax since it will significantly change due to a new sales price?

What would be the process in informing the tenant that his share of the property tax will increase?

Can this also apply to other types of commerical leases?

Hello BP community, I was wondering as a real estate profession, would there be any market for renting out or selling handicapped accessible homes and apartments? Do you think it is a good niche? is or has anyone done this as their specialty?

Hello, I was thinking, due to low sales during the holiday season, a lot of anchor tenants (sears, macys, etc...) will be closing it doors. As a realtor, investor or property manager, what ideas come in to mind as to a business opportunity or business idea to increase occupany with these large units being vacant. I was thinking maybe a virtual office space, maybe drop shipping facility might help. Any thoughts? Thanks!

Hi. I am new in the property managwment field and hoping someone can help me figure this out. Our tenant passed away in his apartment last july 5,2015. He paid his july rent on the 1st. He was the only one in the lease. Now, his son, is staying there and is asking if he can stay until the end of august. Is there a proper way (legal) to turn over the lease. The son said outright we wont ne able to pay the rent until he has access to his fathers account. So i am worried this might take more than a month.

@Dawn Young thank you for your reply. Yes, i plan to rent and hold. I have been using rentometer.com for help me have a starting point on th rental market. I do not know though how accurate they are. I used to like in olympia and centralia. I am not sure how the market it there now since i left in 2004. 

I may also need a management company to help manage the property there since i have lost touch with the people i know there.

Hi all! I am new to this site and have been actively listening to the podcasts and love it. I was wondering where in washington state can I start with my first property. I used to live the Olympia and now I am based in California. Home prices here in California are too expensive. I plan to put 20% down and maybe a townhouse or a SFR less that 200k
