all real estate is local and some of the HA (Housing Authority) are very local then others.

-i would contact the local HA

-use gosection8.com to check competition

-screen them like regular tenants

-look for long-term

you do not apply for section8! you apply to get certified/approved to provide housing to section8.

if a regular tenant appears quicker (first come, first serve) then.....

banks may or may not provide mortgages for low income rentals, BUT i would check all local banks first (community initiatives, yada,yada)

this usually works for more then 10-20 properties.

also do not think of them as low; these days they have choices

Welcome to BP.

while the section8 program is federal, the local jurisdictions have some slightly different (or very different) implementations.

-you screen the tenants the same as regular (minus the 3x or 2x income requirements; i think they have to satisfy that only for their portion of the payment)

-i suggest contacting the local HA (Housing Authority) and get a feeling and also find the needs around the apartment sizes you have.

-check the inspection requirements. !!!

-go to gosection8.com and check your competition. you can also post your availability there after you passed the initial inspection.

-contact local landlords and get their feeling of the interaction (easy, heavy handed, not at all, waiting forever) with the local HA; also for the quality of the available local section 8 tenants

- i would look for tenants previously long-term in their former place; then you educate them/train them to your requirements

 I'm going to side with @Nick Doria and black appliances. just think most of the SS appliances are for the most part black with 1-2 SS panels.

@Glen Hark, i think now they have the slate finish or a couple of other SS finishes which emulate brushed nickel texture. and yes, your biggest enemy is dents, then a scratch pad (just try to get after tenants that scratch your SS appliance, since it's still functional....)

a different approach could be: check your market what is used, then step it on one notch in wow-features (kitchen and baths sells/rent homes; you have to wow the lady/head of the family)

-edit: also Memorial Day is close so maybe you can get less than $400.... (hint hint); in the worst case you have the peace of mind of buying new and deffered full payment for 12-24 months

@Braden Downs  Thank you!  I am not particular about spacers.  I will usually just cut some pieces of wood or something to that effect.  I have gotten pretty good at eyeing it now and don't use spacers half the time.  But if you are rough with the install, you should use spacers or you may inadvertently shift the whole floor too close to the wall.

you can paint the paneling after some 2 x good primer or i think there are some gel stains (pudding like consistency; general finishes has some) which pretty much work as an oil paint.

but i would want to make it a little more light to the eye. just don't use hospital white
