So if you understand correctly, since I removed contingencies, my current agreement with the buyer does protect me from the new potential buyer to approach the current buyer and making a deal, right ?

We are on a escrow for a flip opportunity and it's two weeks away to close.  My partner and I are now also exploring thoughts to do a wholesale if we make some quick profit instead of going through the whole renovation. But we are not sure - does this even possible ?

1. Is it possible to sell the property to others while we are on Escrow for some profit ? This property is in CA.

2.  If we go by the above route, what is the guarantee that the flipper (our potential buyer) can directly approach the current property owner/buyer listing agent to buy it directly from them instead of buying from us ? It means they will be breaking the current contract with us. 

3. Should we simply close the sale and sell it again to the new buyer ? this involves two closings and we want to avoid two closing processes, if we can. 

Any thoughts or Any ideas ? we are confused about the process.

Welcome Matt! I live in Glendora, close to you. So far not made any deal but actively looking for flip deals and submitting offers around my area only. In the last few weeks, we submitted 6 offers and all are rejected except one which is still pending decision. 

Every offer is adding value to experience regardless of its status.

There is a flip opportunity available in a posh location in Covina city. The address is XXXX lyman ave, covina,91724.

It's 4 bed, 3 bath - 2400 sq ft and 12k Lot.

It's available for $500 to $520.  Based on the comps, it can go anywhere from 670 to 700K once it is upgraded. The renovation cost is expected under $50K. 

it's a good location in that city and good school district.  It can be put in the market in 2 months after renovation.  2 to 3 months to close the deal. 

Any feedback is appreciated.
