One of my neighbors passed away and left his house to a niece and nephew. The house sat for about 3 years because the niece didn't like the offers they were getting. Eventually a REI bought it , rehabbed it, and is now renting it out. I contacted him to ask about professionals he has used for estimating repair costs and doing construction, and it turns out he does this himself. He said he would be happy to help me if I find a property to look at. Should I offer him money or take him out for lunch or what?

I'd like opinions on the idea of using an Investment Service to find deals for me. This service finds the property that suits your needs and does all the due diligence. They figure out what rehabbing needs to be done and how much it will cost and they have a team of rehabbers to work for you. They also put you in touch with property managers. They handle the contract and in some cases help you with financing if necessary. It all sounds kind of too good to be true, but this company has had a relationship with my REIA for 5 years and seems reputable, although I couldn't find them on the BBB website. Any thoughts?
