Thanks so much for this great information!  I'm on Step 5.  As a relatively new agent who left her full-time teaching job for RE, my issue with getting bank funding now is my lack of the same job for two years!  GGGrrrrr!  I'm looking for other options!  :)

I would like to conduct (free?) home ownership seminars for first-time buyers.  Where shall I start? I  plan to invite my favorite lender to discuss mortgage options.  I'd like to have speakers for insurance and closing as well.  I plan on reserving a room at a local library.

Your advice is greatly appreciated!  (marketing, planning, location, topics, seminar length, follow-up, etc)

I just read an article this week that ranks Denver as a leader in College Town flipping opportunities.  I, myself, recently moved to Atlanta and got my RE license.  Atlanta is a hot market, with lots of neighborhood rejuvenations.  I love living here!

Good luck to you in your future endeavors and contact me if you choose Atlanta.  There's so much to love here!
