Thanks so much for this great information!  I'm on Step 5.  As a relatively new agent who left her full-time teaching job for RE, my issue with getting bank funding now is my lack of the same job for two years!  GGGrrrrr!  I'm looking for other options!  :) 

I would like to conduct (free?) home ownership seminars for first-time buyers.  Where shall I start? I  plan to invite my favorite lender to discuss mortgage options.  I'd like to have speakers for insurance and closing as well.  I plan on reserving a room at a local library.

Your advice is greatly appreciated!  (marketing, planning, location, topics, seminar length, follow-up, etc)

These are great tips!  Thank you for taking the time to think about this and passing along the advice!  I've taken it to heart and have done every thing you all have suggested.  I don't plan to be a wallflower...never have, never will!  :)

Thank you, @Jon Huber !  I don't feel like I have a leg up on anyone yet...but I sure will eventually!  :) 

I just read an article this week that ranks Denver as a leader in College Town flipping opportunities.  I, myself, recently moved to Atlanta and got my RE license.  Atlanta is a hot market, with lots of neighborhood rejuvenations.  I love living here!

Good luck to you in your future endeavors and contact me if you choose Atlanta.  There's so much to love here!
