Hey and welcome. I'd love to hear about some of your deals. Maybe you could share some of your double closings with everyone else?

I've been watching brazilian miners lately - seem to be doing well...

RTP, RIO

These have been climbing fast lately, but seem like they have more room. Do your own DD, though.

If it costs $15k-$17k per spot to develop a spot, what kind of return will this likely bring in? You say it's a cash cow business. There must be some sort of good returns to be had, right?

Sounds like a great deal! That's fantastic. Do you start to advertise before you get into a contract on such a deal? Also, how do you find interested parties? Lastly, why would someone agree to buy from you knowing that you got it for less? Wouldn't they think that they are getting the shaft here?

Nice to see you Freedom

You have to read this... this is why people complain that our country is going downhill. Our judges have too much power, and often times too much stupidity:

Colorado Teens Fined for Giving Cookies to Neighbor
"A Colorado judge ordered two teen-age girls to pay about $900 for the distress a neighbor said they caused by giving her home-made cookies adorned with paper hearts" Read more

This may be the most rediculous court judgement ever!

Is it typical to find property looking like this. I'm assuming this is an extreme example, but I wonder how bad can it really be. I'd really like to see some more photos.

I was wondering if conducting a mailing for pre-foreclosures is an effective technique? Is this more effective then door knocking?

I guess now that I've got some posts here, I should help to welcome people! sounds like you know a lot about real estate investing. What capacity have you been a landlord in? I mean, how many buildings did you run, and what kind?

For the maintenance costs, what should I budget? For example, mowing the lawn every month? Thank U! :D
