Yeah its funny finally had some time to breath.  We have 2 properties on the market to sell, one was a flip and the other will be a wholesale because we just don't have the time to build. Just been busy turning this one around.  Not just the plumbing but other items like remediating landscape turning over units to start pushing for the next tenant class up, etc...

We may down the road put in newer dishwashers but for now we are removing due to their non-functioning status.  Also the plumbing was in really poor shape so it was decided to remove the dishwasher, disposal and put a larger trap to help alleviate clogs.

Because they are not working or haven't worked for years.  Have you ever seen how ugly a 1980's Dishwasher looks like.

Really, my guy was pushing Galaxy the other day but I just felt white was too generic white and the Linen gave that warmth that caters to the female crowd.  Lets face it, Bathrooms and Kitchens have to appeal to the wife.  

I've also wanted to challenge that idea but doing the interior trim a linen color vs the standard white.  When I did a test on a living room and invited a number of people for an opinion the white was universal across the board liked by all.  BUT the linen was liked by only the women.  I stuck with the white for the trim but someday I will do the linen trim.

Are we talking Apartment rentals?  Only ask because granite or high end cabinets usually don't go well.  If you are talking for yourself or a flip try Fabuwood Linen Shaker Style cabinets.  Been having great success on my flips with these. 

Otherwise use JSI Cabinets "Salem" with Laminate tops

    Just chiming in with an update.  As Jon mentioned we are working on cleaning up the place and educating the current tenants.  Even had to send notice to one we found had a PIT BULL in a no pet building.  Outside of that we have been busy bullet proofing, adding water conservation measures and making the vacant units ready for lease up.

    Bullet proofing I should say hardening the plumbing by 

    1. Removing all Dishwashers

    2. Removing all garbage disposals

    3. Replacing all Kitchen and Bath p-traps and drains:

    • a. Kitchen Sink Stainless-Steel Sink Strainers.
    • b. Vanity Sink Grid Drain Assembly with Overflow for all bathrooms. Remove all popup type drains.
    • c. Over sized Screw Joint P-Traps

    Water Conservation measures 

    1. Low Volume Faucet Aerators for all Kitchen and Bath Faucets.

    2. Low Volume Shower Heads.

    3. Low Volume 1.6 gallons per flush toilets

Call up at least 6 contractors ask them if they do a free estimate.  Compare about 3 contractor quotes to get a good idea on cost.  $15k should be ok for a triplex but there could be other variables such as pitch or how many layers they need to strip that determines price.  Good luck.  BTW, its normal to be nervous on buying an investment property.

Great Guide, I like how you kept it generic enough not to get someone in trouble by having them look up the specific state laws. I've been in this game a little over 5 years and been through about 6 evictions in our tenant friendly state of Connecticut. I even created a process map a few years ago to keep me on my toes when doing the evictions.  The last few evictions have been no shows which keeps evictions from start to finish about 6 weeks but on average they are about 3 months by the time they are gone.  I'll admit I would rather do the eviction than cash for keys.
