not a bad idea but have you considered renting in san diego? also good luck to you in finding such property here in san diego. it's quite competitive at the middle class price range especially for duplexes

Hello BP community!

I'm a intermediate investor looking to network with fellow professionals. I have a goal of becoming a sophisticated investor one day. For now, ideally looking for distressed properties and/or to partner with a rehabber/developer/flipper in SoCal (ideally SD or OC). Coffee anyone?

I'd like to have an organized system where I can input each property's market value, current debt on property (amortization schedule would also be useful), income and expenses? It can get confusing trying to keep track of net worth, loans, etc and it would be great to have it all in one system.

I bought a home in Sac for $260,000 also and it seems to be really doing well!
