Wow - thank you so much for your input! I think our renters think my parents are rich?  They've been very problematic, but my parents hearts are sooooo soft because they have a zillion (8 or so kids). It's been 5 years of taking advantage of my parents - my parents being too passive as well.
It is a very weird situation, and my attorney told me to appeal to their good nature and try to get rent out of them. Which isn't working. So - IDK, I might be looking for a different attorney (for a few reasons). I did just call them, and the lease holder only speaks spanish, so it further complicatese things. I'm their new property manager, took over on my parents behalf because they were dropping all the balls.

COVID TenantHey, I’m just so confused about where we stand as landlords. I watched what seems like the worst video I’ve ever seen today: he seemed super excited that he got a tenant to live in a house rent free for 4.5 years.

Anyways - we gave them a 60 day notice so we could start an assisted living community back in February. They’ve ruined our home so we need to renovate for the business. 

They did not move out, offered to pay rent one month after they were supposed to be gone, but that was the beginning of COVID so we didn’t know what to do. Didn’t take it. 
Then they offered to buy our house from us? 

No communication after. 

I guess my question is: 

1. Is the lease and it’s terms still in effect or can they start doing whatever they want?

2.My parents are the names on the utilities. Do they have to keep that up? 

3.Are we responsible for basic repairs now that they’re squatting and avoiding us at all costs if they decide it’s too cold this winter?

4. I’m not certain I understand the 25% rent thing. Do we send them a notice every month or wait until January 31? 

Cash for keys was a no go.

Thanks you guys. That cleared things up a bit! I do want to evict them, we gave them a 60 day notice in February because we wanted to start an RCFE- that notice slipped right into COVID. They said they were looking - but our home is priced SEVERELY under market because -my parents. So, I doubt they're even trying to find a new home until they're forced to leave. Haven't seen a penny of rent since we gave them the 60 day notice. Paying them to leave doesn't work because no one will take them, and they can't be forced to leave. So, our hands have been tied, but I do feel like I can get them out for those other reasons now. Our attorney advised us to make peace for now and get as much rent out of them as we can. They have money, they're just not paying. It's a weird situation.

Hi there, 

I'm being put as the manager for my parent's rental property for a various array of reasons. I've always suggested that they needed to have inspections, as these tenants are doing their best to shred this property, and we can't get them out right now. Curious if it's even possible to incorporate rental inspection, and if that's an addendum to the original lease that needs to happen, or if it's less formal than that. Thanks for any help, I'd really appreciate it. :)
