I agree with you, a 2 bedroom 2200 sqft house will be a much harder sell than a 3 bedroom! Adding square footage is ALMOST always a good ROI.

However, if you haven't already done so, I would talk to a real estate agent in your area that specializes in flips, and get them to run comps for the current house vs. the added square footage. That will help you get numbers together to see how much you can spend on the addition and still get a ROI. And then obviously get several quotes from contractors.

Hey Shakil! You are correct with your analysis on HOA's. I recently sold one of my investment properties because it was in an HOA. They kept doing assessments for thousands of dollars, and would regularly increase the HOA dues. Not worth it from a cash flow perspective, and most of the investors I work with also avoid condos for the same reason!

 Moss Point is my service area! I service from Lucedale down to the coast. Insurance is definitely higher on the coast, but if you avoid the flood zones, it isn't terrible

Here are a few I can think of:

Make sure you have right of entry and inspections 

No other occupants

No pets unless discussed

must keep on utilities at all times

must change A/c filter monthly unless you are doing so

Make sure you have a late fee policy

No additions or alterations to the property

Must maintain renters insurance

You can definitely send your tenant a lease addendum saying that their dog must use the designated waste areas, and that they need to be picking up any pet waste. You can also get signs and put them up in the areas that they can use, and maybe put one of those doggy bag stations.
