Hi Nick!

I like your plan, I really don't see any cons to it. Just make sure you have ran comps for the rental rates on the new builds, and get quotes from multiple contractors, because building prices are always changing.

Hi Ernie! Many investors do great putting a "tiny home" or cottage on their property and renting it on Airbnb. People even rent out basement apartments in their own house. I believe Airbnb has pretty good security measures in place to keep hosts and guests safe, but you can look into that more

Hey Anna! I work with investors and many of them have VA loans. The strategy that works very well is they use their VA loans to buy a 2-4 unit property, and live in one unit and rent out the rest. Then, when they move out they can rent the unit they were living in. It's a great way to build a rental portfolio.

Hey Anthony! 

What types of investments are you looking to do? If you're interested in long term rentals, you could look into a DSCR loan that is based on the income the property brings in and not your personal DTI ratio. If you're looking to invest in fix and flips, hard money or private lenders would be your best option for that. Hope that helps!

Welcome to the Secret coast!! I'm an investor in the area as well, and help my clients invest here too! Most people think you can no longer cash flow with real estate, but you definitely can down here.

I agree with everyone above. If you have a good deal, and can PROVE it with NUMBERS, no-one will question you on your experience level.

HI Gabriella! 

Can you rent out a room in your current home? 

Could you walk dogs and or babysit/housesit for your neighbors? 

Any kind of remote work would be an option: Virtual assisting, social media management, website design, etc. The options are endless here. 

Flip furniture 

sell an etsy product

Decrease expenses any way you can. 

Also, You can try wholesaling since your interested in real estate- this is probally the best option IMO since it will help you get your foot in the door of real estate investing with a low cost of entry

These are just a few options I can think of at the top of my hand.

I agree with you, a 2 bedroom 2200 sqft house will be a much harder sell than a 3 bedroom! Adding square footage is ALMOST always a good ROI.

However, if you haven't already done so, I would talk to a real estate agent in your area that specializes in flips, and get them to run comps for the current house vs. the added square footage. That will help you get numbers together to see how much you can spend on the addition and still get a ROI. And then obviously get several quotes from contractors.
