Hello to all, I really appreciate all the advice and feedback I get this is a network that I don't have in my current life so its cool to have a forum like this full of like minded individuals.

I have a Duplex in Philadelphia I currently live in purchased January 2020. I am house hacking but I am now trying to figure out how I can keep moving and purchase another multi family property. I got this one through the VA Loan and now am trying to find out how I go about getting a 2nd home loan so I can purchase another multi family property in Philadelphia. I have very good credit, no auto loan and no serious credit debt (under $1K) which is very recent, so I am now saving but I do not want to be stagnant.I know there are way more experienced investors than me out there so I am just trying to gain guidance on my options.

So I have just brought this duplex, my first DIY project is recaulking this bath tub. Towards the middle the gap between the tub and the Tile was getting significantly bigger then a quarter inch. I was trying to figure out what to fill in the gap with before caulking ? I read a foam backer rod could help I just wanted to hear from people with more experience than me lol.

@Marc Winter yea that makes sense, I’m in the beginning of this real estate process of trying to make my money work for me. That definitely makes sense tho.

I am in the middle of closing on my first duplex which will  be owner occupied. I want to know how people take out multiple loans, or fund other deals after taking out such big loans ? 

Is it something where you save money for a few years ? I feel I see so many people say how “easy” it is but I just want to hear from people with experience.

House hacking my owner occupied duplex, I wanted to know about leases and if I should pay Legal Zoom and make my add-ons or is it smarter to just go see and use another landlords lease.

I have been hearing people say COZY is a good software for Landlords to collect rent and have everything in place. I wanted to know if there were any suggestions for first time landlords that want to manage their own property. Thanks in advance for anybody who is going to share there knowledge.

I love Fishtown , real expensive up there right now. I’m new also , investing currently in my first house hack/duplex so I know the feeling. Def looking to hopefully close on this within the month an afternoon a year or two position myself to buy another duplex/triplex in the city if possible.
