hello would greatly appreciate some advice . We are looking to buy a house in area where HoA permits STR .there are few houses already listed as STR. However this house has never been rented and was a vacation home . Our realtor mentioned a permit process that wd take upto a month after closing to list it as STR. If we buy a house that's already been used as STR are we able to immediately rent it (post cleaning and furniture set up ) without this permit process . Or should every new owner apply for his own STR permit ?

@Chris McKenna hi just curious if you made the switch from Vacasa ? How was your last 5 year exp with them . I find myself in a similar boat . Looking at my first STR through Vacasa again long distance and unfamiliar area .
