I also have thought about aggressively paying down mortgage on primary home. Main issue might be if there is a real estate / banking down turn in a few years... might be tough to refinance that money out of the home if banks tighten up.

We had two 100 year hurricanes in one month ;-) Global warming will cause an increase of these type of mega storms. Buy flood insurance!

Brand new to investing, doing reading now. Have been talking real estate with friends and family and family member offered to invest $10,000 with us on our first deal or deals. 

Just finished The Millionaire Real Estate Investor and long term hold rentals will be our focus. 

Plan is to purchase a $100K rental with 20% down traditional mortgage only on my name. 

Do we simply treat the $10K from family as a loan with a fixed rate of return to them? Do we give a percentage of the cashflow and treat it like a partnership? Do we use the $10K to rehab or use it for part of the down payment?

We obtained an FHA Loan through Churchill Mortgage 3 months ago (Dave Ramsey recommends them). We have been debt free for 5 years, so no credit score. Start to finish manual underwriting took about four weeks. Ended with 3.85% loan on $200K, a tiny bit above market rates.

I had asked about the 3 per year and they said that you must have lived in the mobile homes. Would love to get in touch with your friends that have done those rehabs

Hello, 

My spouse and I are researching buying and selling affordable mobile homes. We live in Covington, Louisiana. We called the Louisiana Manufactured Housing Commission and from what I understand, we need a RETAILER’S LICENSE. Biggest time hurdle for that is the requirement of "One (1) year experience as a salesman." 

Anyone actively buying and selling mobile homes in the $5K - $10K price range here in Louisiana? Would love some state specific advice on how to quickly get started.
