Let's assume the following scenario. I found a fourplex, ran the numbers, everything looks solid with >15% CoC return. I have a credit score of 650, have credit card debt and no savings. What are my options, if any, in terms of financing with no money down?

I am curious if anyone here on BP has any experience with high-end multi-family properties? If so, could you share details, such as location, purchase price, rents being collected? In your opinion what are the Pros and Cons compared to more affordable multi-family properties (besides the initial investment size)?

Hi @Amber Leigh, my experience is more in Broward and Dade county. There are definitely opportunities in multi-family properties if you are open to these.

Thank you @Kenneth Garrett My apologies if this is an ignorant question, but can you actually use commercial lending for multi-family properties of 4 units or less, or it has to be only for 5+ units?
