Rich, thank you for the response. I was wondering how if you use the rental calculator in Tools on BP website. If so, how much emphasis do you put on it? I am, for rental property, a stickler for the numbers and if it doesn't have good cash-on-cash ROI and total annualized returns, I won't look at it. Thanks for your thoughts

Looking for 3-4 bdrm home in Overland Park area of Kansas as first SFH rental property. Don't want to rehab, though. Finding that most properties are not giving good cash on cash ROI. 2/2 homes that have been recently rehab'd seem to analyze more favorably using the rent calculator on BP. These homes are much older (50-75yr). In general are older, smaller homes really just money pits dressed in fancy clothes?
