Hello bp, I wanted to start looking into my 3rd home and want to be sure I can qualify. My first home is a duplex which I live in one unit and rent the other . My second is a investment duplex all rented out. So I know want to buy a single family for me and my wife. What do the banks look for when buying a 3rd home . Any help would be appreciated.

I have done both and i liked fha to start cause of the low 3.5 down option. If you have more to put down then you could use conventional. but requires more from you.

ok great, as far as area goes that will be your homework to do. My advise will be to look for an area were its not expensive but not a rough neighborhood either. find the middle ground. When you buy always buy below market value, make sure the property is in need up only updates. no major repairs. If its your first home look into fha 3.5 down options and then run your numbers to make sure it makes sense. Remember buying right will set you up for the next house.

Hello BiggerPockets community. I recently bought my 2nd investment which includes a tenant. The lease received from the prior landlord states that the tenant did not give a security deposit, her lease is up for renewal in 6 months. When i renew her lease Can I request a security Deposit? And if I can and she can’t come up with it what happens then?
