I have a few different groups of investors that have me searching for deals for them.  If you are a wholesaler with deals in Dayton or Cincinnati send me a pm and lets talk.  Mostly looking for 1-4 unit rentals with light rehab or preferably move in ready condition.  I also am currently searching for good flips in the Dayton area.  If anyone has something that you think will fit let me know.  If you are someone that is looking for this also make sure you connect with me as I'm a guy who always knows a guy.

Ohio is a deregulated utility state.  Dp&l is our electric service provider but you have the choice to actually buy the electric through anyone who offers it in ohio.  I used to be in this field and recently switched my accounts to a company called North American Power.  Any company will make you sign a contract for a term with penalty if you "switch" providers but that does not apply if the service gets canceled or switched into another tenants name.  NAP as of a few months ago and for quite a while now has had the best rates available in our area.  Just google them and as long as you have your account number in hand it all can be done online and only takes about 5 minutes

Check into that. I know it is possible to partner just not sure the exact structure... that's what I'm trying to figure out now. I know others have done it but not sure how they did

I am trying a new (to me) strategy and would like some input.

I am currently searching for deals for some out of state investors and I am looking to wholesale them the deal once I get it under contract.  This strategy is assuming I already have a buyer lined up.

I want to put up the earnest money needed to get houses under contract (about $500) then charge $2k-5K assignment fee. The question is can I use my self directed IRA for the earnest money and then dump the assignment fee back into the IRA?

#2 if that can't be done completely my plan is to partner my business with my IRA to do the deal. What is a reasonable % split that I can do to get the most money into my IRA?

Would love any and all feedback if you have experience in doing this.

Hi guys.  I'm an investor in Dayton OH and a licensed realtor.  I recently have connected with a few out of state investors and started talking numbers in other markets and have learned a little bit about what the rest of the country is dealing with and why deals are hard to come by.  We here in my area are spoiled with great opportunity and I'd like to share that with the community.

I got my RE license just so I could do my own deals because I couldn't find an agent that understood what we do as investors, let alone understand rehab costs, and work as fast as I would like them to.  I have no desire to be a traditional agent in the sense of open houses and showing multiple properties to the couple that may never buy or have loyalty.  I decided that I want to work exclusively with investors.

I already look at multiple deals a week for my own business as well as pulling comps, project cost estimating, BPO's and there are several deals out there that us locals simply pass up because they don't necessarily meet our standards or particular niche strategy.  I would like to better leverage my time and work with others that struggle to find deals and capitalize on every deal rather than not get paid.

I am looking mostly for buy and hold investors that don't mind working out of state. I can find deals that are in B-C neighborhoods rent ready (or just needing cleaned and maybe paint) that brings 12-20% ROI and $200/m cash flow or more. The returns are even higher if you want something that needs a little work. I have a great network in place if you are interested in those I am willing to be boots on the ground... I'm sure we can work out the details.
