for the forum and site.
I live in Charlotte and have some experience and knowledge of commercial office, mobile home park, and residential real estate.
Have a full time career outside REI and would like to be moving surplus cash and credit into deals.

I own 12 acres tied to my residence. A neighbor is paying taxes on 3 acres in flood zone adjoining my land. She says she will give me ownership if I take over taxes ($300 a year total). Would you say this would be an investment as it now enlarges my parcel to 15 acres?
Land value for development land is over $20k in my area.

I am about to close on a space with a note floating tied to prime. If and when prime goes up what should I do? Another investor told me to look into a swap loan.
