Sorry when I say $200 cash flow I mean minus all expenses, including mortgage payments.

@Elizabeth Colegrove We're aiming for around $200 cash flow a month. 

Put down the 20% deposit and finance the rest. 

220k is out of our range unfortunately.

So we're still trying to find the right area to buy our first investment property and time after time we decide we want a place that we can drive to.

Obviously LA is out of the race, so where in about a 6 hour drive radius can we look for properties in our price range? 

Inland Empire, Palm Desert and maybe Vegas are on our list so far...

We're going to buy and hold the property.

All great responses guys and as a newcomer it's great to hear people who have been at it for quite some time, still talking about their "job" with so much enjoyment.

And even when I say to myself, ok tonight is relax night, I still always find myself back on the laptop researching something to do with real estate investing.

I guess to counter act my question. One thing I started doing was reading. I used to hate reading, except for looking over news websites and staying in touch with what's happening around the world. Now I spend so much time reading and it really inspires me to push harder and harder.

For me it was listening to music. I hate silence especially in the car so I would always be listening to music. However the BP podcasts and audio books now dominate my phone. I even removed all the music from my phone to make room so I could download every BP podcast and listen to them from the start.

Also luckily for me the NBA playoffs had just finished so there was no more night time TV viewing left for me. I wonder if that will continue once the season kicks off again...

Does moving within your neighborhood qualify as moving frequently or is there a distance criteria that has to be met? This is in regard to FHA loans.
