Why are high cap rates usually considered risky? Are they not profitable for their high returns? Or is it likely risky because the seller is selling even though there are such high returns?

Are high cap rates simply on average risky, though some may not be?

I am confused simply on: what part of the equation of a cap rate includes such risk?

Is the risk simply class and state of property?

What is it called when someone

- buys a home at an auction underpriced

- sells it for higher with seller financing

- and takes intersect and makes profit off of new buyer

?

Over and over I hear the BRRRR method, but I consistently stumble over it and grasp it a little but then the fundamentals are washed away by wordiness.

Could someone write a small list of each step. I don’t need much explanation on each subject, I would like to get a better picture of it’s overall works

I was wondering how property managers take their cut, do they use the net income for the property, or they used the gross income.

If A property makes $100,000 a year without deductions, do they take 10% of that, or do they take 10% of the cash flow?

What type of rental property will help generate passive income that has little work (like a shopping center)

How would you acquire such a place?

I have heard reference to this in cases of people retiring and putting their equity into buying something like this

Would an LLC provide this for you? Or is there another route to go?

So if you end up living in your new property for perhaps a year after buying it, can you buy a rental property with an FHA loan? Then just move out?

I want to be a land lord in commercial properties and I am 15. I am about 16 now, and I would like to know, if my endeavors are to be build a rental property business, where should I start? Obviously I would need some start up money, before this, what profession should i start with?

If you are a business owner in rental properties, would it be helpful to create another business specifically for property management? How would you automate it? Who would you hire?
