@Mike M. I am aware of the forms that need to be filled out, and my accountant will be taking care of all the necessary filings, but thank you for mentioning that. I will check into Keyt Law. Would you eb able to share with  that I should be aware of?me the "local considerations"

I am a Canadian citizen looking to purchase a rental property in Arizona. I have a couple of lenders that are going to look at it and I do not need a seasoned LLC. I have the following questions I would love some advice on:

1. Would you recommend I use an Arizona lawyer, or does it matter which state they are located in as long as they are licensed in Arizona?

2. Any specific lawyer recommendations?

3. Should I start the LLC in Arizona or are there better states to start it in? The lenders say it can be from another state.

@Ben Gabin Maybe you could be a type of consultant to the realtor, that way they are paying you for helping them grow their business instead of getting a referral fee or commission split?

@Sheena Varghese I agree there are many variables like you pointed out. I am just trying to figure out if it is even worth starting due diligence as they seem so far out on the pricing. Some of them are working out to 300.00 per sq ft. Where I come from we can build for well under 100 per ft, so I was trying to sort of get an idea if it is even worth looking closer.

I am starting to look at some apartment blocks in Florida. The vendor is wanting 225,000 or more per door. This seems high to me, so I would love some general feedback. I know there are a lot of details that are needed for exact pricing, but I am used to paying 40k and up per door and this seems very high am I correct?
