Rule #1 of LLC's is their are no rules (almost as long as its legal). You can contract for whatever you want. How good of a negotiator are you?

I concur that Charlie is the REAL deal.  He is also very reasonable in what he charges for his seminar.   I have not attended the due diligence boot-camp yet but I can promise I would have much rather spent money with him than another very famous/infamous pitch fest guru.

Used to go to Federal Court  back in my lawyer days just a few miles east of there.   Haven't been over that way in a way in a while.  Of course it is subjective but to me its marginal.  My folks live close to that area but are around 75th and State.  That is closer to a C+.

Hello Manish,

That does sound like a tremendous opportunity.  As for highest and best use If I were in your shoes I seek out a commercial appraiser with the MAI designation.  They will generate a solid idea on what direction to go.

I have used direct mail for sellers in the past fresh from a bootcamp.  I did get a few bites here and there.  No deal at the time but I believe direct to seller works in any market it.
