Does home depot let you use one of the 15% off cards and then submit for 11% off rebate to match menards?

All great advice, thanks so much everyone. I going to write up something and have it in the lease just to cover my bases and warn any renters of the possibility. It really is very minimal, but I want to be upfront and honest.

Going to rent out our current house this spring.  It has a history of getting water in the basement but after some new landscaping and gutters this summer we got very little water even with heavy rains.  

It is an unfinished basement, I plan on painting the walls a fresh clean coat of paint, and there has never been any mold.  I do plan to add a tile system in a year or so but it didn't make the budget this year.

My question is, id like to disclose this somehow to the tenant and explain to them that it is not considered living space, and that they should use it at their own risk. Should i write this up and add it to the lease?  How would you approach this.

You could try some of those tabs that you drop in your toilet tank to prevent rust, don't know if it would help, just a thought.

Whats the theory behind asking for a $300 pet fee +$25/month vs just doing $50/month?  Is it just in case a tenant doesn't stay a full year?

Your capx will be low for some time, so that's a bonus. Expect your renters to be more picky though. I suspect there's some landlords here that rent in A neighborhoods that can speak to this. Nice things are expensive to keep in nice condition. Mildly worn carpets will need to be replaced sooner than cheaper rentals and minor scratches or imperfections here and there will be expected to be fixed where renters in slightly cheaper rentals will tolerate a little more wear and tear.

I woudent worry about the 100 amp service per unit being the problem.  My personal residence is a 1500 sq foot 1950's home and I recently had the original fuse box switched to breakers.  Each electrician I got a quote from said I could retain the 100 amp service I had and be fine.  I would also just get a dedicated line for the a/c and that would solve the problem.

Sounds too me if you decide not to negotiate the unit would sit empty.   I'd reduce the rent, and make an amendment that specifically states the move out date of the end of May and make it clear that you will not extend the lease at this rate any longer.  

If this was a property that would rent right away id ask him to leave now,  but with multiple properties already vacant, I'd agree to lower rent.  Take what you can get.
