Thanks for the advice everyone. I was taking the tenants threats about suing me seriously.  Now I find out that I need to have a lead inspection certificate before I can even file for non payment.  The fun continues with this tenant.

Good point. Im not even really sure what the HVAC person showed me is what he says it is.

I proceed with the standard eviction process for failure to pay rent.

I want to clarify  I got the HVAC system cleaned within two weeks of them telling their is an issue.  They claim I am in violation of housing laws since I didn't not get new carpets, paint, and toilet seats for them when they moved in.

Also when the person signed the lease I wrote in there that the double oven does not work.  When the following months rent became due they told me they wanted $30 to cover food expenses because the oven did not work.  I know I am getting scammed/bullied but do I need to be concerned about other repercussions?

Tenant says mold was found in the HVAC system.  I had the HVAC system cleaned chemically for mold as well all the ducts cleaned.  The HVAC cleaning person sent me pictures of the system and it look like it had mold in it.  The tenant is now asking me to send a letter stating the the HVAC system needed to be cleaned due to there being mold present in the system.  

The tenant is 2 months late on their rent and always threatens to take me to court for not getting this fixed.   Should I be playing along with this game or should I proceed with evictions and not take their threats.
