Hi - My tenant had Verizon service which somehow caused a small electrical fire.  There was some damage done to the house when the fire department came to contain the fire.  They concluded it was the wiring going to the Verizon equipment. 

My question is should be tenant be responsible for this since they had the Verizon equipment installed?  I also plan on calling Verizon but not sure where to even start with that. 

Any suggestions would be much appreciated.

Also, I am filing for eviction. My reason for posting was to ask if I can keep the security deposit for unpaid rent.

Greg - Not sure how I would evict them without following the law of the state?  At what point in this thread did I have to evict them?  They eventually paid the rent everytime I filed failure to pay rent.  In Maryland on the fourth failure to pay rent judgment you get a no right to redemption and file for eviction.  

Please explain how you just file for eviction otherwise?

Think I am finally seeing a light at getting these tenants out and wanted to get the community experience on how to proceed.  So I have got a judgement last week for failure to pay rent with no right of redemption.

I texted the tenant to let give them  opportunity to vacate before I file for eviction and I would pay them some cash.  Right now they are behind on April and May rent.  They replied saying they want cash + the two months security deposit they paid.  They claim I cant hold security deposit for back rent?

Is that true about the security deposit? I thought they would loose any rights to any money once they get evicted anyway?  If I am doing a cash for keys deal are they entitled to their security deposit?

That is one of his businesses that he put down on his rental application.   They had to call the fire department to the house because his "grandfather" had a medical emergency a couple months ago and passed away.  The electrician  that went there recently mentioned something about the "grandmothers" room now? 

Really need to figure out how to get rid of this person as soon as possible. So much time wasted on one tenant.

Yeah I am really getting tired of their drama every month.  Every time rent comes due they start complaining about stuff and looking for ways to get out of paying rent.   I am almost convinced they are running a assisted living business out of my house and thats why they dont let me come see what is going on there. 

They ended up paying two months of rent if I agreed not to go thru with the eviction process in February.

The electrician I sent over said they did have space heaters they were using.  They keep dodging me coming to do a inspection of the property which makes me think they are hiding things.

They just texted me saying I need to pay him  $800 for when the electric was out! For a total of Claiming that is how much business he lost out on with the power/internet being out.

Guys, I am back with issues with the same tenant again.  An outlet in the house burnt out ( I am thinking it is due to them)  but they had to shut the breaker off which shut the power off to some bedrooms in the house.

I scheduled a electrician to come out the following day but the tenant texted me saying they cant be there to meet him.  So we rescheduled for the following day again.

The problem has been corrected but now the tenant wants "compensation" for the power being out saying they were not able to use the internet and it affected their business.   I offered a $50 courtesy adjustment  saying I think the repairs were done in a timely manner.   

Do I even need to offer any sort of compensation?

That's why I am thinking doing a cash for keys deal might be my best option.  I might be able to get them out without my place being damaged.  But seems like this person knows exactly how to use this to leverage a higher amount of cash.
