Hey guys im still new here and im stilling learning my market I wanted to know is Baltimore more of a rental market its been really hard to find good deals for flips? Also what are good inexpensive ways to find deals  that are off market ?

@JD Martin so are you saying I should not be submitting as much offers anymore how will I find a deal if I am submitting one offer a week? Just curious on how I should approach this ?

@Jd Martin My EMD is typically 1k I'm just submitting a lot of lowball offers I don't plan on closing on all of the houses.

I am new to investing and I have been able to secure financing for my first deal. The problem I am having is my agent cannot handle the volume of offers that I tell him to make. Should I become my own agent? is there anyway that I can submit more offers faster without it being too time-consuming for my agent?

I want to wholesale an REO within my area but I do not have the money. I heard that cash offers have a higher acceptance rate than other offers but how do I get the finances to supply a cash offer to the bank.

I have no clue where to start and find distressed sellers. I have looked on zillow and craigslist but I know this is public knowledge how do I find distressed sellers that are not on these sites?

 I have a possible wholesale opportunity on a house that can be rehabbed in Baltimore city. I want to contact the seller but don't want to mess up the deal and would like some guidance. Also  I would want to know if its a good area to wholesale in.
